Booking

A deposit of £100 or $200 per week is payable at the time of booking.  The balance must be paid eight weeks prior to departure. Full amount is required for bookings made within eight weeks of commencement of vacation.  The reservation will not be guaranteed until the deposit has been paid.  The property should be booked, therefore, before travel arrangements have been confirmed.  Payment can be made by cheque, banker's draft, credit card, or via Paypal.  These payments can be either in GB pounds or US dollars.

 

Booking Fee

Bookings are subject to an administration fee of £20 / $35, which is payable with the balance payment for the villa. 

 

Liability

It is your responsibility to ensure that everyone in your party respects our villa and its contents and that they act responsibly.  A security deposit of £200 / $350 is required with your balance to cover any material loss or damage to our villa during your vacation.  It is the responsibility of the person making the booking to accept full liability for all loss or damage caused by any member of their party while occupying our villa and assumes responsibility for the TOTAL cost of repair or replacement.  This security deposit can be paid by cheque and this money will be returned to you within fourteen days either in full or minus the cost of any material breakages, loss or damage.  In the event of any damage to the property, caused by any member of your party, the owner or agent will look to those persons for full reimbursement of the outstanding amount within fourteen days. If you pay by credit card, any repairs or replacement will be charged to your credit card. There is a handbook in our home prepared by our management company and it is highly recommended that you read this thoroughly as the management company reports loss or breakage to us.

 

Cancellation Charges

It is a requirement of this agreement that all persons named on the booking form are insured against cancellation.  If the client cancels after the deposit has been accepted, the deposit shall be forfeited. All cancellations must be made in writing and shall not be effective until received.  If the cancellation is made after the balance has been paid then the full amount will be lost.  For this reason, It is advisable to take out travel insurance as soon as your booking has been confirmed to cover any cancellations which is beyond your control.  If the balance is not paid eight weeks prior to the vacation, then we reserve the right to cancel the booking and retain the deposit.  However, any security deposit already paid will be returned to you. 

 

Circumstances outside our Control

We, the owners of the property, will not be liable for loss or delay occasioned by any of the following: riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical problems to transport, aircraft grounding, closure of airports, strikes, weather conditions or any other event beyond their control.  It is strongly recommended that you have adequate travel insurance to cover these.

 

Personal Injury

The owner or agent does not accept liability for injury, howsoever caused, as a result of the use of the property and pool. Please ensure that you have adequate travel insurance to cover this.

 

Pool and Pool Heating

Our pool can be heated at an extra cost of £150 / $250.  This should be arranged and paid for with your balance.  Any problems with the pool heating should be reported to the local management company.  The swimming pool is a great source of fun but it goes without saying that they are also a source of danger.  Please refrain from running or diving.  There is an alarm on the door leading out to the pool area.  This has been fitted for your guests safety, especially young children.   Never leave children unattended in the pool area.  We cannot accept any liability for any injury or accident caused as a result of using the swimming pool.

 

Pets

No pets allowed unless, in exceptional circumstances, by prior arrangement. If pets are found in the villa then our local management company has the right to have them removed.  Also, the security deposit will be forfeited and you may be asked to leave the property with no refund.

 

Guests

All male or all female parties will not be allowed.  Teenagers must be accompanied by a responsible adult.

 

Behaviour

Our vacation home is situated on a nice residential estate with most of our neighbours being Florida residents.  We want you to have FUN and enjoy your stay in our villa but would please ask you to respect our neighbours and act in a considerate and courteous manner.  Because of the different time zones you or your party may be awake while our neighbours are asleep.  Please, therefore, keep noise to a minimum during early morning and late evening, especially if you are in the pool area.

 

Smoking

Our villa is a non-smoking establishment and smoking is not permitted inside.  You can, if you so wish, smoke outside in the pool area or garden area.  Our villa is fitted with smoke detectors.   If these are activated or if guests are found smoking inside the villa, then the security deposit will be forfeited.

Repairs

Our holiday villa is serviced and maintained by a local management company.   All breakages or problems must be reported to them as soon as they happen so that the management company can attend to them.  If there is anything that needs to be repaired then the management company will do their best to have this done as quickly as possible.  However, they may be reliant on third parties.  The villa may need to be accessed by authorised maintenance / repairers during your stay.  There are no guarantees of air conditioners or appliances.  There will be no refund on their failure.  However, every effort is made to keep them in good working order and any breakdowns will be repaired as quickly as possible.

 

Occupancy

The villa should be ready for occupancy from 4:00 p.m. on the day of arrival.  The villa needs to be vacated 10:00 a.m. on day of departure.  If you need a later check out then this must be pre-arranged (there may be an additional cost for this).  Our villa is subject to a rental licence which only permits a maximum of 14 guests.  It is illegal to have any more than this in our villa.  The local management company has a responsibility to enforce this and will do so.

 

Data Protection

We will not pass on any confidential information provided by you to any third party.  However, we do give leading guest's name to our management company.

 

Vehicle Parking

Our home has a two-car garage.  There is also parking for another two vehicles outside the garage.  Please note that the Homeowners Association of our subdivision does not allow overnight parking of RVs, Campervans or Boats, etc.  Also parking on the street or grass verges is prohibited.
